Salary £30,000 per annum with OTE £35,000 - £38,000 + enhanced benefits package

We have created an exciting new opportunity for a Sales & Lettings Progressor to join our fantastic Sales & Lettings team.

About our role

While our long-term goal is to transition to Build-to-Rent (BtR), we currently have over 200 homes available for purchase, which require the support of our dedicated Sales Progression Team, who play a vital role in driving the pipeline from initial reservation through to legal completion within set timelines. They are essential to the Sales & Lettings department, not only in working together to help hit our targets, but also collaborating with the treasury team to meet critical deadlines.

Reporting to the Sales Operations Manager, you’ll be joining a small, highly motivated team that is an integral part of the Sales & Lettings department. Key responsibilities will include

Sales

  • Through your research & with estate agents, establish a 4-6 week selling price for our customer's property
  • Make introductions with our customers' estate agents
  • Ensure that our customer's estate agent is aware of the conditions of sale and any discounts or incentives offered, and the target exchange/completion dates agreed by both parties
  • Maintain regular and routine contact with estate agents to obtain progress updates regarding the status of our customers' property, including the number of viewings, feedback, price reductions or offers
  • Liaise with our own solicitors to ensure all enquiries are responded to in a timely manner
  • Attend weekly sales progression meetings with the regional customer teams, providing the most up-to-date information regarding the status of reservations and what actions are required to stimulate the pipeline
  • Work in close partnership with our regional customer sales teams to ensure all sales are moving through the pipeline in agreed timescales
  • Over time, visit each site within the portfolio to enhance knowledge and give better customer service

Lettings

  • Set up new Tenancy agreements upon receipt of a reservation from the sales team
  • Producing Tenancy Agreements based on the terms of the reservation
  • Register customer deposits
  • Conduct referencing on our prospective Tenants
  • Apply for and manage credit checks for our prospective Tenants
  • Ensuring all Tenancies are compliant with legislation (Right to Rent Checks, Deposit Certificates etc.

Additional Information

  • Hybrid role with weekly attendance at our Winchester office or our sites as and when required
  • You must be comfortable working in a target-driven environment with the ability to work independently.
  • The role involves making a high number of telephone calls, it is essential to be self-motivated with an excellent telephone manner

About you

You will have a positive, ‘can do’ approach and be a team player, whilst also being self-motivated to work independently with an ability to build strong, immediate rapport with external professionals and internal stakeholders.

Experience

  • Experience of property sales progression is desirable but not essential
  • Knowledge of the home buying and selling process in England, Wales and Scotland would be considered an advantage, but not essential.
  • Understanding of the new homes sales process would also be advantageous

Skills & Knowledge

  • Excellent IT skills - knowledge of Google Workspace is preferred, or an aptitude and willingness to embrace new technology
  • Experience of Salesforce CRM is advantageous but not essential
  • Highly developed negotiation and influencing skills
  • Organised, efficient and a natural multitasker
  • Able to build rapport whilst also having assertive conversations when required
  • Good levels of spelling, punctuation and grammar
  • ARLA / Property Mark qualification is desirable but not essential
